The selling process explained

  1. Determine client needs
    Why are you selling? What do you hope to get out of the process? What are your future plans?

  2. Market education and consultation
    Analysis of current listing and recent neighbourhood sales of similar properties.

  3. Discuss marketability of home
    What needs to be done (possible issues, etc)?

  4. Develop a pricing strategy and determine a competitive price
    For example, would you like to hold offers? I will explain stats regarding homes that are properly priced.

  5. Sign paperwork
    Establish a relationship.

  6. Prepare home for sale
    Repairs, improvements, stager, photographer, etc.

  7. Marketing magic
    Internet ads, signs, open houses, social media,, YouTube, virtual tours, database promotion, and proactive networking.

  8. Communication
    Report feedback from showings, review market conditions, and adjust marketing strategy as needed.

  9. Negotiating the sale
    I will carefully review and present the offers and negotiate the best terms to create a solid transaction.

  10. Create connections
    I will be the liaison between all parties involved to ensure a smooth transaction process.

  11. Administration
    Ensure paperwork and files are accurate and complete, and that all parties involved receive necessary documentation (i.e. lawyer, lender, etc).

    Even after your move, I will be available for all of your real estate needs as a source of professional referrals, but most importantly, as a friend.


Quick tips to make a great first impression



  1. Keep toys, tools, bikes, garbage cans, and recycling bins neatly stored out of sight

  2. Mow lawn, trim trees/bushes, and weed gardens

  3. Clear driveway and walkways of snow and ice

  4. Porch and entryway neat and tidy

  5. Clean windows

  6. Ensure exterior lights are functional

  9. Pet food bowls, beds, and litter boxes out of sight

  11. Open blinds and curtains, turn on lights
